I have outlined the services I routinely engage in during my standard, one year, 10%, exclusive marketing agreement.  I normally represent the property as if I owned it and engage any of the following tools that I would use if I were the owner.  

Commissions are due on the aggregate value of the lease, preferably 5 years.  Commissions are payable 50% at signature and 50% at move-in.   Commissions apply to lease extensions, however, not to rent collection or management over the time of the lease.
